Marketing and lead generation is teh first step to your success but your state of mind or your inner game is actually more important than any marketing you could do.

You see the right mindset is EVERYTHING because it is what gives you the confidence to “go for it”, it comes out when speaking to your prospects or clients and even is the major reason why you succeed or fail.

Some people thinks this is overlooked but those that really believe in themselves and have the right thoughts go on to breakthrough barriers and succeed in life and business.

I will be doing a video series on my blog soon about specific techniques you can apply and I can assure you that it will positively impact your outlook on life and business and bring out the best in you.

Please follow this steps right now:

1) Stop worrying about the past (last year, last week, yesterday) and begin today, right now and in the moment to move forward with optimism. You have a chance to begin right now and the rest is old news.

2) Work on smiling more and see those around you at work, in the park and at the store and smile at people and say hello. You just might trigger something positive in others and this will develop the correct habits and thinking to feel abundant, happy and fulfilled. This is a simple but effective technique so go ahead and try it.

3) Begin each day with optimism and not with fear. Yes, start out n the morning with the thoughts of achieving, of doing and of accomplishing your goal. Do not fear the day or the challenge and in fact, spend no time in the “worry” space and just take action with this inspired optimism.

4) While you continue working towards developing your stronger mindset, decide to take on something new. It can be a hobby, the decision to get into shape or to finally read that book you’ve been meaning to get to for some time now. These positive changes can do very good for you.

Previously, I show you some easy and simple things to consider. In fact, so simple you may tend to overlook them so please take a moment to re-review this and apply these now, today.

Look for more strategies that will help you get the right mindset and yes, this will help you be a better marketer or earn more money if that’s what you want.

Initial Public Offering Basics For New Investors

Taking a privately held company public is done via an IPO (Initial Public Offering). It wouldn’t be an overstatement to say that an IPO is one of the important events in a company’s timeline. The company issues a specific number of share certificates at a stated price. Each shareholder then becomes part owner of the company, and each share can be bought or sold on the stock market where the company is listed.

Before this can happen, there are a huge number of compliance issues, and the SEC has very strict regulatory requirements. Once the company manages to get through all the hassle, the benefits can be unthinkable massive. Over-subscribed IPOs in any market in the world tend to catapult the company into the top bracket virtually overnight.

The sudden influx of capital with no strings attached helps keep the company’s current business on track, and puts its growth plans on a high-speed track. Liquidity problems which can derail a company’s existence disappear, and lenders can be paid off in full. The business also gets a boost from all the hype over the IPO and customers and business partners will start looking at the company with greater trust.

The first concrete step towards an IPO is for the company to file a registration statement with the SEC. This statement, along with a prospectus for the IPO, tells the company’s entire story. It helps investors (and the SEC) decide whether the company is a good horse to bet on.

The underwriters will not only assist with the filing requirements, but also the change in the company’s structure. This means they assist in the transition from a private run enterprise to a public company with a board and stockholders. But their main job is to help decide the specifics of the IPO – the pricing, the number of shares and the market.

There are significant post-IPO reporting and disclosure requirements for public companies. Publishing quarterly financial results and holding an annual shareholder meeting are two such examples. One big area where change is almost inevitable after an IPO is the management. Every company that goes public ends up hiring new executives who have experience in managing large public companies.

How an IPO fares mostly depends on the company’s prospects and that of its sector. But IPOs fail all the time inspite of having sound basics and strong revenue models. There are many factors in play here, including the share pricing and quantity, the market and the timing of the IPO.

In Canada, for example, IPOs tend to be smaller than the ones in the US. They are also slightly under-priced because the market doesn’t have the same strong appetite for risk. European IPOs have to look at a lot more factors and have a smaller window, since problems in any EU member nation can affect markets in all the other nations.

Before 2001, when dotcoms were still in vogue, anyone with a website could file for an Initial Public Offering and watch the millions piling up as the markets kept going up. What investors want now is a safe company with lots of assets to its name and long term growth prospects. For any business that can traverse this long road to IPO success, there’s a huge reward waiting at the other end.

In order to grow and expand, many companies will go through the IPO How process and make an Initial Public Offering (IPO) to the general public. A new IPO Prospectus valuation is usually made, and Canadian IPOs are becoming more common nowadays.

Learn To Use Use Flash Photography

Did you ever put your flash unit in manual mode? Did you ever manually turn on the flash when taking a day time outdoor photo? For many the answer to both questions is “no”. For most amateur photographers flash is just a solution for taking photos when there is not enough natural light. Although a legitimate use of flash photography there is much more ways to efficiently use flash. In this article we will cover the various types of flash units available, the different scenarios under which they can be used, the advantages of using flash to achieve better photos and the common mistakes people do when using flash photography.

As with any other technology knowing how it works behind the scenes and what your options are can help in better utilizing it for your advantage. Flash photography has been around for more than a hundred years. It started with a dangerous and manually controlled technology that used a powder that was lit by either fire or electrical current. These flash solutions were both dangerous and hard to use since the flash was not automatically synchronized to the camera’s shutter. Modern flash units use an electronic flash tube that is synchronized with the camera’s shutter. When turning the flash on the photographer does not need to worry about flash timing – the camera takes care of it automatically.

There are two types of flash units: Internal and External. The internal flash unit is built-in to your camera. It can be controlled through the camera’s menus. Some low end cameras only allow the use of their built-in units. Some low end cameras and all high end cameras also allow the attachment of an external flash unit. External flash units are either attached to the camera’s body through a dedicated slide-in slot or are connected to the camera using a cable. They vary in strength – how much light can they generate for how long – and in mechanical characteristics – can they be tilted or skewed or are they fixed in relation to the camera’s body. Regardless of the connection type external flash units are electronically connected to the camera and are synchronized with the shutter.

When setting your flash unit to automatic mode the camera fires the flash in scenarios where not enough light is available. Many times the camera will make a wrong judgment and will either fire or not fire the flash when the opposite was needed. Also in some scenarios the camera will not be able to tell that firing the flash will actually result in a better photo. One problem when using a flash is washed out photos. When the flash is too strong or the object is too close to the camera the result is a washed out photo there are not enough details and the object appears to be too white or too bright. Another problem is a photo with too many details: in some scenarios the flash can create artificial shadows and lights which result in a photo that includes details that are exaggerated relative to their appearance in real life. For example when taking a photo of an older person skin wrinkles and imperfections can look much worse than they really are in real life.

It is important to know the limitations of the flash unit. Any flash unit has a certain amount of light that it can generate. Usually this amount can be translated to an effective range for using the flash. When trying to take a photo with the object too far – more than the flash unit range – the object will appear dark. When trying to take a photo with the object too close to the camera the object will be washed out or too white. It is important to know your flash range and make sure that your object is within that range.

If you need to take a photo with your objects not within your flash unit range it is better to turn off the flash completely and use a tripod with long exposure. Using the flash in such scenarios can fool the camera into setting a high shutter speed which results in a photo darker than a photo taken without using the flash at all.

In some scenarios the camera will not automatically fire the flash although using the flash would have resulted in a much better photo. One such scenario is taking a photo during day time when the object is shadowed. For example if the object is wearing a hat the hat can block the light from the object’s face or when the object is lit from the side the object’s nose can block the light creating a shadow. In such scenarios the flash unit can be set to “fill in” mode. The flash will be fired to fill-in those shadowed areas but it will not be fired strong enough to wash out the photo.

Another scenario is when the sun is behind the object. One example is taking a photo on the beach against a sunset. If taken without a fill-in flash the result will most likely be a silhouette of the object. If taken with a fill-in flash and the object in range the result will be a clear photo of the object against a sunset.

In conclusion your flash unit can be a great tool. Although for many using the flash in automatic mode is enough for the more sophisticated photographer who wants to achieve higher quality photos understanding and experimenting with the flash unit can yield great results. Following some simple rules such as making sure objects are within the flash unit range and using fill-in flash when shadows can appear on the objects is easy and significantly improves your photos.

Some people asked all the time about how to make money and to be honest with you I hardly knew the answer for a long time. You see I am not much different than you and others that simply want to make some money from home but get caught up in all the fancy systems and techniques; then another one and then another one…

I made tons of money in real estate and mortgages for many years but when the market fell apart I looked at making money from home and chased all the product launches and gurus with this idea and that and finally realized that the answer is not all that complicated.

You might be building a network marketing company, direct sales or simply looking for a way to make $1,000 to $4,000 weekly and why not, find something turnkey without all the hype and craziness.

I’m not here to pitch you on ANY MLM but do want to provide you some insight as to what can work for you as it has for many.

What’s the really big piece of the puzzle? Well, you need prospects for your business, you need targeted prospects and you need a steady flow of them. Does that make sense?

Of course, that’s only half the story…. Imagine that your goal was not to pitch your business but to focus on building a list of people that you could eventually connect with and then some of them join your business and then imagine making money from the list along the way.

3) Getting through large numbers to identify those that have an interest and those that don’t (sifting and sorting).

4) A turnkey system that presents your business to people in a professional and ongoing manner.

5) A follow up system that is literally “set and forget” and continues to remind and lead people back to you and your business.

6) A system that can do all this and do it for a nominal expense such as doing all of the above for about $20 bucks per 1,000 network marketers.

Short Sale Pitfalls When Dealing With Rental Properties

As a short sale investor, you will often deal with landlords who may be facing foreclosure on rental properties. These short sale deals can be very attractive to traditional short sale negotiators who may have been “locked out” of many deals because of homeowner participation – voluntary and mandatory – in federal short sale programs. However, there are some complications that can occur with rental properties that may not be an issue with first or even second homes that are owned and inhabited by the property owner.

One of the largest setbacks for landlord-sellers negotiating short sales is that even in states that do not assess an income tax on conventional short sales in which a homeowner transacts a short sale on the home that he or she lives in, the short sale of a rental property often will result in the issuance of a 10-99 that will be viewed by the state as income. There are ways to deal with this and to appeal it, but when dealing with landlords you must remember that these individuals are subject to a different set of tax laws if they are short selling rental properties.

Additionally, landlords may find themselves in a distressed situation thanks to insurance issues. Particularly if they have made a claim recently, the insurance company may have hiked their rates or even canceled their policies. Due to plummeting equity in many properties and a number of natural disasters in recent months, finding new insurance for rental properties has been particularly difficult.

While this may not effect your end buyer, it can impact you or another investor who is purchasing the property to hold or season. Make sure that the property is insured and insurable by you even if you do not plan to hold onto it.

As the rules on short sales change nearly day-to-day, investors much keep ahead of the changes. Only in this manner can you truly help distressed property owners who need a short sale in order to salvage their investments and exit a property.

One of the most important ways expecting parents can get ready for the new addition in their lives is to take the time to assess their budgets. Too often new parents are startled when they finally are forced to deal with how much a new baby costs financially. Once a family learns that a new baby is on the way, it is vital to go over their income and draw up a realistic budget with regards to how much a new baby will actually cost. A new baby should be a joyous occasion. You don’t want to have to worry about finances when it comes to providing your new baby everything he or she needs.

Most babies tend to be born in July, August and September. So your child’s birth date has a good chance with colliding with the new school year. This will get you in the habit of budgeting early on for important milestones and times of the year, as you start to draw up a strong financial plan. Parents tend to consider only the most basic costs when they are expecting a baby. Of course, you need to factor in the costs of diapers and groceries, as well as toys and new furniture. In addition, baby-proofing a home can also make a small dent in your finances. So take this all into consideration. Generally, a couple can expect to devote anywhere from $150,000 to $200,000 to their child from birth to the age of 18.

Your baby will require special groceries. This will generally cost up to 100 dollars a month, depending on whether your baby will be breastfed or will be using formula from the beginning. Should your child have any special dietary needs, it is possible that you may be spending more than this amount.

One way that parents can significantly reduce the costs of having a baby is by using cloth diapers. Also, don’t forget to factor in the loss of income when one parent needs to stay home for parental leave. While most employers give parental leave to one parent, some people decide to take more time off then the allotted amount. As well, it is always a good idea to start saving for your child’s educational fund as early as possible.

Generate DIY Power From The Sun

There are many ways to generate DIY power for the home. One of the more common of these methods is by the use of solar energy. Persons interested in generating power from the sun should keep a few things in mind.

Generating energy from the sun only occurs if the sun is shining. If you live in areas where the sun does not shine for several weeks at the time, this method may not work for you. In addition, you will not generate electricity when the during the night. This can cause problems where nights are long in the winter and where there are many winter storms causing the sky to be overcast for long periods.

In order to provide electricity for the night hours some families remain connected to the grid for their backup plan. By remaining connected, excess power that is generated can be sold back to the electric company to offset the power that is consumed in your home. This method provides the most constant source of power. You can run even large appliances that depend on resistance heating if you remain on the grid. However, you must be located close enough to the power line to make the connection.

If you want to take care of the times when you are not generating power because of a lack of the sun is to have a battery backup system. The systems for back up are much less expensive than they were a few years ago. Marine type batteries are an excellent choice for storage.

Both stored and solar generated energy will and battery stored power will need to be converted to AC power for use with most household appliances. This is accomplished with a power inverter. The inverter will allow most of your normal appliances to run just as if they were plugged into the grid.
